  The location, the staff, the atmosphere... - Proximity from the U-Bahn station (~200m), though in the night it might be tricky to find your way because trees obstruct the view. Maybe there should be a small description how to get to the hotel from the station?

Do not be put off by the plain exterior of the building or even the corridors showing signs of needing a new lick of paint.
