The location.
Gentleman that owns the home is extremely friendly; very nice! Home was
clean and food was available all day. 10 minutes from the downtown area,
great if you want to go clubbing, but don't want to be in the middle
of it all.

Well, keeping in mind that Robert is a retired senior, he somewhat overlooks the aspect of impeccable cleanliness that should be present when renting rooms to travelers on a commercial basis. I would recommend to finally clean that coffee pot from the month's (if not year's) old coffee leftovers with fungus on top of them, advertised by a handwritten note "enjoy your fresh coffee" and put disposable towels in the kitchen. Otherwise it is a fair accommodation for the price.
Had tourist info all in a bag. It needs to be displayed. Breakfast supplies needed more variety/options.
The breakfast was very poor, self serve from fridge that was not very clean, jam in cups with no lid, poorly wrapped butter, the cheapest bread, no cheese, poor tea.
Photos were misleading; the bed & breakfast is literally
someone's personal home that hasn't been renovated for large
accomodations; bit of a shock in person.
Free parking is really just street parking, if it's available.

Free breakfast is really just the home owner's kitchen - cereal, coffee, tea, bread with butter & jam. Not bad, but not exactly great either.
Breakfast is just what is in the fridge and make it yourself. There was some eggs, bread, cereal and coffee that was it.
Place could have been cleaner.
No sound insulation; I could hear all my neighbours.

Everything. This is not a hotel or B&B it's a house with a few bedrooms. Terrible old furniture, filthy rooms, over priced, very noisy and very amateur.
