We liked the manager Elisabeth/?/- helpful, speaking good English. The rest of staff was less efficient. The hotel made us feel welcome even before we arrived by sending us an email giving us directions and general information. Breakfast was very nicely tended and the staff was amazingly courteous at all times of the day (even late night). The location is fantastic (5 minutes from Rialto bridge and 7 minutes to Piazzo San Marco). There is plenty of shopping and eats in the area. Rooms are very spacious and the bathrooms are newly renovated and very clean.

This hotel was our favorite from all of our hotels this trip. The location was perfect for walking everywhere and easy access from the water taxi at Rialto bridge....just remember to turn at the Disney store and you'll always find it!
We did eat in the restaurant one night and it was very good. Our waiter was excellent and I'm pretty sure he is the only Italian waiter to have smiled at us our whole trip (no joke!)
We also had a couples massage one evening. Though I would not say it is a "spa"

I was initially a Venice sceptic but the magic of the place, and in particular this modern hotel, made it truly phenomenal.

The location was excellent..next to water bus /water taxi. The Staff wasoutstanding, and very courteous, the hotels cleanliness and service wassecond to none. Everytime we left the room, we came back and the bed wasmade, and there were chocolates on our pillows, the breakfast waswonderful and the eggs tasted amazing. On a scale of 1-10, I give thishotel a 15!!

Directly behind Campo San Zulian (Church), could be hard to spot due to the mazy outlook of Venice streets. If you spot Timberland, you are 30metres away from the main door of the hotel, take the quiet dark walkway on the left from timberland to avoid walking a long detour on the right (which leads to san marco square)

Breakfast and only 2 or 3 m walking to San Marco - The hotel was charming, bright and full of character. We stayed in the Junior Suite which had a jacuzzi, a reasonably priced mini-bar, a flat screen TV and the room was decorated in a quintessentially Italian manner.
