  An easy walk from Piazzale Roma bus station and Santa Lucia train station (no boat to catch, no dragging suitcases through the heavy tourist traffic). There was absolutely no noise from the train station or the canal adjacent the apartments. Due to the location you do not get large numbers of passers by, so very peaceful. The building is quite new on two levels curving around a canal with a residential piazza at the front. The apartment we had is upstairs, sparkling clean, light, comfortable and well equipped. It is located a 10 minute walk from the station. We couldn't find it immediately but on the second walk past we realised that each house has its own number in the locality, rather than a street number.   This was a lovely romantic haven in Venice. It was incredibly peaceful, very clean and stylish and the owners were very friendly without being intrusive. We had an absolutely wonderful holiday and only wished we stayed longer. The local neighbourhood is full of real venetians and we really feel that we had a unique experience by staying here. Highly highly r - Everything was wonderful! Hossep, the manager, was the most helpful person ever, the appartment was perfect, spotlessly clean and beautifully presented. The location is fantastic, next to the most beautiful church in Venice and looking out onto the lagoon with views of Murano. And a hop and a skip from the vaporetto stop. Beautifully quiet but with facilities nearby and within easy walking distance of the tourist areas (if you are up for that sort of thing). Loved it, loved it!!

  We were very happy to have Francesco meet us and take us to the apartment to settle us in. The apartment was huge, very well equipped and really gave us all the room to move that we needed.   Our family of 4 had the apt near San Samuele. The 2 bdrms were on the 2nd floor and the kit/dining, livingroom were on the 3rd. It was large (for european standards) and modern with new appliances (incl washing machine-no dryer and a dishwasher), quiet a/c in most rooms (w/remote), nice balcony w/table in back, king bed in master and twins in the ... vad folk säger » other(very comfortable), multiple closets. The apt has good lighting (except for the bathroom) which we always find to be a problem in Europe-any coun - The communication from the charming owner was excellent! We had no phone or internet here for four days leading up to our trip, so everything had to be passed via our daughter. This presented no problem. We remained in communication by text right up to the time we arrived in Piazzale Roma ready for the ten minute walk to the flat, and she was exactly where she said she would be. She couldn't do enough to help us: showing us how everything in the flat worked, providing maps and explaining loc
