Friendly staff. Ease of access to and from airport shuttle and handy for vaporetto terminius to go into centre of Venice. Spotlessly clean, location convenient to busses and train, staff friendly and helpful, affordably priced.the location.....100%!so close to bus station,very central,easy to walk to centre of venice and sites. Good staff, good breakfast, good location not too far from the station (though one has to cross a few bridges!). The hotel was clean and nice and the breakfast was great. the location was ideal. This hotel is situated very close to the railway and bus station and very convenient to access. the hot water and bath tub. We didn't purchase there. the airconditioner was not working well. Since it was located at the ceiling the hot air didn't reach the floor. And it was not possible to have it on to create a normal temperature. Either it was ona nd the room was very hot, or off and it was cold.Our room despite being on 2 canals had no view. the breakfast was not so good;. small room but it is ok I think for Venice. in checking out they added an extra 40.00 euro to the bill the hotel management never really expliained what this extra charge was for. Rooms were small. Rooms were too small for the price we paid and the bathroom was verysmall and hard to manage in.breakfast, high price. For the cost of the room, it was very small.Very unfriendly staff in breakfast room - breakfast was from 7 until 10.30. We went to breakfast at 10.15 and there was 1 piece of cheese left and no juices at all. At 10.30 we were told that we had 2 minutes to leave the dining room. Room smaller than expected, breakfast mediocre, smelly lobby, no communal area to sit - room too small to sit and read. Very expensive for facilities, but possibly par for Venice. Don't use adjacent restaurants.

From Venice International Airport:
- Located 10 KM from Venice centre, the airport is well connected. Just outside the arrivals hall you will find a blue coloured public bus that will take you to Piazzale Roma. This is a 15 minute ride. Once you arrive in Piazzale Roma you will easily see the hotel’s yellow building.
- Alternatively you may take a water taxi, which takes 30 minutes and will leave you at the hotel’s dock entrance. A traditional taxi will take 15 minutes and will bring you to Piazzale Roma.

By Train:
- Take the Vaporetto (public waterbus) line number 1, which runs every 10 min, towards Piazzale Roma. This is a 10 minute boat ride.
- You can walk to the hotel by crossing Ponte dei Scalzi, a white marble bridge found to your left. After crossing the bridge turn right and follow the Grand Canal crossing a small bridge until you reach the Papadopoli gardens. From there make a left and you will see the hotel’s yellow building. This is a 15 minute walk.

By Car:
- Follow the directions to Venice and, after crossing the long bridge from the mainland to the island, follow directions toward Piazzale Roma. There you will find car parks for your car. The hotel’s yellow colour is visible from the piazza.
