Unfortunately we had problems with other booking so we did reservation in Residence the same evening we arrived. The reception has been already closed but manager came from home to organize check in. The day of departure we called manager to ask about a possibility to leave our luggage and because we were with small kids they allowed to stay until the evening without additional charge. The location is fantastic,50 meters from Collosseo, the facilities are basic but you don't need more for a sho.

Non-apartment rooms are small, tv is in loft with bed, not on main floor where seating is - and no kitchenette or washing machine. the stairs in the room are quite steep. There was a "drain" smell in the main bathroom. There is no elevator and after a few days there is a very bad smell which comes up the drain. check-in after 18:30 only for extra cost, decription on letsbookhotel.com suggests that breakfast is available in the room. What is not the case. It took a while to got hold of the landlord to give us the keys. A lot of noise from other appartments. Only got to stay for 2 nights!. Aminities in bath room inadequate (no soap). No elevator. Flights of steps inconvenient if traveling with young children. Check in office is at a different address (down the street). A bit small, but hey it's in the middle of Rome, so didn't expect lots of space. Smell from the drains WiFi was not reliable. Staff. It was not what was advertized. the hotel did not have the advertised site. small rooms. no breakfast. cheaper and better hotels nearby.
