Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). In one word - Excellent.
Location - perfect (near San Marco square, but on the small quiet street).
Room - clean and cozy.
Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included).
Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.)
Owner - intelligent, polite and friendly person with great sense of humor.
All together this will make your stay in this hotel perfect.

Cynchia I believe is the name of the woman who runs the b&b and is so lovely and helpful. Our flight landed late at night and we noticed that it was past the check in time listed at time of booking. Lady managers very hospitable and accommodating. Rushed to get room ready as we arrived early and gave us coffee etc while we waited. Gave us map of city and pointed out highlights re eating and main attractions. Room made up daily with nice fresh towels and water provided in fridge.

As many reviewers comment, the entrance is sparse at best. The entrance
is no indication of the hotel once you get up the stairs. We aren't
sure why some reviewers comment harshly on the stairs... It is Venice

Location was perfect. Nice to be able to put all 5 of us in one room.
Staff were very easy to work with and accomodated some special requests
and made good recommendations for dinner, sight-seeing, etc.. -
Great location-close to everything. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place.

Very nice accommodations: understated classy decor, very clean, very large bathroom, very secure & safe, wonderful selection for a lovely European breakfast, every staff member friendly and helpful, great location (away from the touristy centers but only 10-15 minutes to all of Venice by foot). Extremely helpful desk clerk who spoke very good English. Loved the location once we found it (but he was helpful with directions too). Espresso machine at breakfast was great (do it yourself) - Clean good sized room. Bedding for 5 is quite rare but is great for larger families, convenient location, good transport link close by.
