The hotel was in an excellent location, close to shopping area, surrounded by different places to eat, quite close to the castle and old town. The reception staff was very friendly and helpful, the rooms were clean, included possibility to make coffee and tea, there was even a bottle opener attached to the table :) The bed was big and comfortable, bathroom large and clean, the breakfast was simple, but well worth its price. The Dene Guest House was the perfect choice. Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

The location is fantastic, just 100 meters from Haymarket station and also easily accesible from the airport. Besides, the main attractions are also located within walking distance. No sweat!

The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
Very strong and secure wi-fi

The hotel is friendly, clean and excellent value for money. It is situated a short walk from town, has some very good restaurants and pubs nearby and is a ten minute walk from an IMAX. The room was spectacular! Great services within the room, eg. Ironing board, hairdryer, bath, flat screen tv. Plus 24 hour reception and friendly staff! Great location only a 10/15 min walk to the city centre and Edinburgh station, while haymarket station is 5 mins away! Great bars, restaurants and cafes a few mins away! Great for a couples get away or a city break!

The price was nice and the sleep was good: these are main criteria for a good stay. The hotel itself is ugly, massive, chain-like, but people are okay, walking distance to town attractive, there is a park and a river road, so, I recommend this place!

Location is excellent with loads of buses into the city centre but the local bars and restaurants in Leith offer a huge choice, plus the new shopping centre is only yards away from the front door of the hotel. It wasn't obvious that a buffet breakfast was included when I booked so this was a nice surprise too. The dog was welcome too, at no extra

Excellent value. - I first booked at the Waterfront but found out that there was one closer to the city center when I reached Edinburgh and managed to change the booking. I was lucky they had rooms available and for the same price as well. Its called Express By Holiday Inn City Center.
