We were hoping to book a hotel closer to the city centre, but as ours was a last minute booking, we were limited for choice.

The price was nice and the sleep was good: these are main criteria for a good stay. The hotel itself is ugly, massive, chain-like, but people are okay, walking distance to town attractive, there is a park and a river road, so, I recommend this place!

The Dene Guest House was the perfect choice. Not only I was provided with a clean, spacious and beautifully designed en-suite bedroom with great views but I had as well the valuable help of Ilio and Hamish in every possible aspect (from giving advice on how to spend leisure time to pointing me in the right direction whilst I was looking for a job

Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

I loved how clean it was and how it was just so close to everything, shopping centers, food places and the scenery. It was a little walk from the train station, but it was worth it. The hotel was in an excellent location, close to shopping area, surrounded by different places to eat, quite close to the castle and old town. The reception staff was very friendly and helpful, the rooms were clean, included possibility to make coffee and tea, there was even a bottle opener attached to the table :) The bed was big and comfortable, bathroom large and clean, the breakfast was simple, but well worth its price. The hotel is friendly, clean and excellent value for money. It is situated a short walk from town, has some very good restaurants and pubs nearby and is a ten minute walk from an IMAX. It is also a short hop to the zoo. There is parking available but this can be pricey, or if you want the take the train it is literally over the road from Haymark

The room was spectacular! Great services within the room, eg. Ironing board, hairdryer, bath, flat screen tv. Plus 24 hour reception and friendly staff! Great location only a 10/15 min walk to the city centre and Edinburgh station, while haymarket station is 5 mins away! Great bars, restaurants and cafes a few mins away! Great for a couples get away or a city break!

Me and my partner had a wonderful stay at Brothaigh House! The location is great and the room we stayed in was very nice and bright with a lovely Victorian feel. The breakfast options were fantastic. Our family of 5 stayed in the large family room and were happy with the size of the room. The location was wonderful with buses passing by the front door every few minutes leading right into town. Free parking on the street was convenient. The breakfast in the morning was very good. Our hosts were great - wonderful with the kids and super friendly and helpful.
