Richard the proprietor was very friendly made us fill very welcome.
Our room was on the first floor it was clean and comfortable ideal for a few days stay. Full English breakfast was amazing we didn't have to eat all day. We were over looking the sea set back from the main road so noise was minimal . -

The couple who run the place are lovely and very welcoming from the moment you arrive. The hotel is located about 1 minute from the seaside and just a couple of minutes to the town centre, so couldn't be more convenient! The guesthous east is a very nice gesthouse in Eastbourne with only six rooms / appartments. The owners, Sarah and Carl made us a warm welcome and gave us a plenty of good informations for our days in and around eastbourne. Thanks a lot for that.
Good is also, that you have the possibility to use the kitchen included in the appartments e.g. for the breakfast (we used it because we did not want to throw away the frige content at home)...

Second visit and still spotlessly clean, warm, quiet & welcoming, we had the family room this time which is very homely environment with a large fresh bathroom (no fan as it has a window which makes it even more peaceful, which is a good thing during the night!). Looking forward to the next time as this is by a long way the best we have stayed

The owners were very helpful, friendly and chatty without being over the top. The choice for breakfast was outstanding with a constant 'would you like anything else'. Our room was lovely, stylish, spacious and quite. And there is plenty of on street parking! Would highly recommend.

As a couple who use hotels every week and use reviews of hotels to book our location. Breakers was extremely pleasing indeed and was probably one of the best places we have stayed in the last 3 years and we have been to hundreds. we only stayed for one night but we would of loved to syay longer! we were greeted by name as we arrived after a long trip from liverpool,our room was realy nicely decorated with a fantastic view and so comfortable. After an excellent nights sleep breakfast was exceptional( i had requested a gluten free meal) normally I am offered what doesnot contain gluten but here I had a full English with gluten free sausage and toast! Thankyou so much! I would highly recommend this guest house.

Mario and Vivian's welcome was more than we could of hoped for', considering the reason we were in Eastbourne was to attend the funeral of a much loved niece.
I cant thank them enough for hospitality and understanding.
The rooms were spot on ,along with everything ells.
One for Mario, his full English was the best I've had in long time.

All our Lo -
Me and my two children stayed in the castle suite which was a double bedroom suite , so I had my room and the kids had theirs .Both rooms had tv and DVD players and some child DVD were supplied too , I can not speak highly enough of the room .
The following morning we were treated to a great English breakfast which was wonderful .
We truly enjoyed our stay and we will book this hotel / guest house again
