  Location, friendliness and Italian feel (ie not corporate chain). Good breakfasts. Balcony good with sea view just about. Resort chosen for us as following children in sailing regatta. Very much an Italian resort rather than a tourist destination but none the worse for that). Hotel is near beach and walking street with little shops, bars and restaurants. Very freandly owners and staff, good breakfast, room cleaning every day.
