  Lovely big room with seperate dressing room area (please note only one room is this size) with great classical venetian furniture. Very quiet location which is easily reached from Fondamente Nove (stop for waterbus to airport and the Islands of Burano and Murano and also on route from bus/train station).   Fausto, our host was fabulous. He speaks 4 or 5 languages fluently, is very kind, patient, generous and helpful. We were able to get last minute tickets through him to hear Vivaldi at one of the churches nearby. The location is fantastic, a five minute walk from the "Osbedale Vaporetto stop", which is serviced by the fast and slow boats around the... vad folk säger » Lagoon, as well as the airport water boat, which takes @ 35-40 minutes. The # 4.2 Vaporetto leaves to cruise the islands in the Lagoon directly from - 1. The staff. Nice and friendly. Although not all can speak good English, but they try their best to help. Quick response to my emails. They provided directions to the centre. 2. The breakfast. Not much choices (2 rolls, jam, butter, cheese, 1 croissant, tea/coffee/hot chocolate) but it was OK and quick.   Staff, cleanliness, proximity to shopping streets and Piazzale Rome. Walking took some 20 mins odd with heavy luggage. Though in the interior streets the location is just very good for budget travellers. Especially this guy called Harry at the reception was too helpful. He picked us up from the streets when we were lost in venice at late midnight ... vad folk säger » and checked us in. Overall very good stay - Great location. Quiet yet so close to main area. Easy to get to with instructions initially. Can walk to Rialto, Station and San Marco. Lots of ristorante nearby. Our room was very comfortable & shared bathroom was clean with great water pressure! We could also leave our bags on last day after check out & come back for them. Really appreciated this

  The hotel is situated away from the tourist crowds in the former estate. To this add the other visitors. Near is being actualised Franciscan monastery, where according to tradition in the 1st century had a vineyard and spent the night where the apostle Mark. Kept worrying they were going to add a zero to our bill at check out but they didn't (out of season) - incredible value for money. And the location was perfect for the Biennale - took a boat straight there from the airport. Feels like a non- touristy area. Will definitely be returning.

  In general a very good place: Located right next to a canal in Cannaregio, you are at Rialto Bridge and St Marco's in a few minues. It's a rather small place with only a few rooms, so the atmosphere is very cosy. Our rooms were nice and clean, the bathroom new and we had to share it only with one other room. Nice big comfey bed and almost had a canal view! Very quiet and well located to walk everywhere. The kitchen was small but still got all the facilities to make yummy dinner!
