  First impressions count, and they are good. Paul, the landlord, greeted me on arrival. He's friendly and just has that knack of getting people. Our room was quite spacious, for Blackpool B&B, and had everything we needed. Bed was comfy and it was all clean. Paul is always genuinely cheerful and always available. I'm not sure when he sleeps. No need to eat again until dinn - We were travelling with our 2 young boys of 5 and 8 and were very pleased with the family room as it had an adjoining room for the boys so we all had lots of space. We loved the spa bath! Tram stop right outside the hotel made travelling up and down the promenade very easy! Excellent value for money - we enjoyed the breakfast and evening meal - we will come back again if we can find the same deal of £105 per night half-board for a family room.   From when i entered the hotel i was greeted by the owner,he was very polite and paid attention to me,he checked me in then offered to carry my bag to the room,he also showed me to the room. The room was very clean,it was at the rear of the building.   The staff were pleasant and polite and the location was the perfect distance from the train station, sea front and pubs/nightclubs. The breakfast was also great. - very friendly staff clean comfortable rooms with at last a place that provides mugs in the room not little cups , easy access will def stay again .
