  This place has a very relaxed laid back approach and if you need any help everyone is friendly and informative enough. The location itself is very central and the bus from the airport shuttle bus drops you right behind their street. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. Breakfast is served at neighbouring Rick’s Hotel, really good.

  All our stay was perfect. The bedroom was just like the one in the pictures. Very clean and comfy. Great double bed. Perfect with tea/coffee/chocolate facilities in the room. Double glass window. The location is excellent, walking distance to all attractions. There are road works going on, but these won't interrupt your stay and should be over soon. We were greeted on arrival in a friendly way and shown our very clean and spacious room, with bathroom ensuite. Our host offered an excellent recommendation for a pub for dinner.   This b&b is excellent in every way. The Georgian home is most welcoming, and is as elegantly decorated as it is comfortable. The bed, couch and chairs were very comfortable and the room was large and had beautiful big windows. It is also situated in a lovely quiet area with access to private gardens nearby.

I went on a day tour that set off early in the morning and John (the owner) gladly served breakfast earlier than usual for me, so that was great hospitality.
