Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on
both mornings in h

The location is fantastic, just 100 meters from Haymarket station and also easily accesible from the airport. Besides, the main attractions are also located within walking distance. No sweat!
The room and its facilites were good enough: great enough, featuring coffee machine and free wifi as well. Needless to say, the room was clean.

The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
Very strong and secure wi-fi

The Hotel is spotlessly clean. Staff are very friendly and accommodating. It is very close to the city center with lots of bars and restaurants on the way in. Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

This is a magnifcent place to stay, clean friendly spacious, comfy bed, huge bath, ( that ran out of hot water) however is in a great location 5 mins drive from the centre, quiet relaxing and all round a fantastic place to stay and would highly recommend it

Rooms and public area renovated or kept in excellent shape with new furnishings; beautifully decorated. Host Bill friendly and helpful. Good Wifi. Instant coffee powder and milk generously supplied and replenished. In easy reach of centre, with necessities shopping, pubs and eateries nearby. Sufficient public parking space, bus stop a few meters away. Not exactly cheap in overall terms, but good value for Edinburgh (sigh).
