It's a really lovely decorated house. The owners are extremely
friendly and helpful. Breakfast was really tasty with good choice of
food (glutenfree, vegeterian, vegan was no problem). The area was
extremely quiet during night time. The house is in walking distance to
the castle and the royal mile. There are several good restaurants in
walking distance (5-10 minutes).

The staff was super friendly and service was great, food looked and tasted just great for the price u pay, shower head was broken in our room on arrival, upon telling it was fixed by the time we got back.
It was very clean, and the house is 150 years old and has a real Victorian feel to it, the ceiling is just wonderful.
The info we got is some of the best i've seen and gotten in a B&B its complete and one piece of paper has everything you need.

We chose this because we don't like to be in the center of the big towns we visit. Even if it is a little bit far from the Edinburgh centre, the bus connection is excellent and at a few steps from the house. The Portobello beach is also close, a stunning place, really worth a visit.

Rooms and public area renovated or kept in excellent shape with new furnishings; beautifully decorated. Host Bill friendly and helpful. Good Wifi. Instant coffee powder and milk generously supplied and replenished. In easy reach of centre, with necessities shopping, pubs and eateries nearby. Caroline was great. She was very friendly, told us everything we needed to know and check-in was quick and efficient. The two bedroom, two bathroom, living room and kitchen apartment was huge and extremely clean. The breakfast was self serve, but great. The apartment was located on a nice quiet street about a 45 minute walk or 10 -15 minute cab ride from city centre.
