Not sure I want to provide a review about this place as it will be giving away a secret! I travel to Rome often and had to book this hotel at the last minute. I was pleasantly surprised. What struck me the most was the friendly nature of the family running this establishment. I can only describe it as old fashioned hospitality with a genuine smile. Bedroom was huge for mid city standards and shower was larger than most 5 star hotel.

The owner was very helpful and was always available. We had some
trouble connecting to the wifi and she gave us the use of her tablet
which had a separate internet connection. She also didn't charge us
for the wifi. The location is great as it is right next to the main
road - Via Nazionale. It was also located in a very safe area as the
place was next to the Ministry of Defence offices. Presentation-wise:
you get what you pay for.

Vennlig personale, reine fine rom og god beliggenhet. - Everything was perfect!!! The staff was very welcoming and helpful throughout our stay. The rooms were very clean and just enough space for you to sleep and keep your luggage. You don't go to Rome to sit in the room. Next time I go to Rome I will definitely stay there again. The location was great (very close to Termini train station and all other sightseeing spots.) and the room was very clearn. Our luggage arrived late (due to the airline mistake) and the owner of Aenea was kind enough to stay late in the evening to wait for it to help us. We give the highest rating for the hotel.

"Viminale" is an excellent location (also friendly and helpful neighbors - not seedy at all, as somebody wrote).
Many sights within a short walking distance (colloseo, foro Romano, etc.).
Nearby Metro gets you quickly and cheaply (1.50 euro for age 12 and up) to Vatican city.

Top floor room had a private terrace, Free internet, Air conditioning was a plus, but the real bonus here is location location location. It is a 10 minute walk to the Colosseum, The Roman Forum, Trojan's Forum and The National Monument to Vittorio Emanuale II which are all must see landmarks in Rome. The location was nice and the hotel was fairly easy to find. The staff was also friendly and offered to carry our luggages inside. The building has this nice old-style elevator which can be a nuisance for some people (it's quite small) but it's enough for the luggage which is nice. -
