We really enjoyed the lovely personal as well as the location, not far away from the Rialto bridge. If you have problems finding your way, ask the polite Venetians. For travellers on a smaller budget this is great value for the money. The breakfast consists of sweet food stuffs, but that is what most Italians eat. We cannot relate to previous negative comments about this hotel.

The location was was very convenient for seeing everything, the staff was friendly. While very modest the room was comfortable and adequate. I could only recommend this hotel with the caveats about the stairs and lack of air conditioning. .
The hotel was in an excellent location. Staff were wonderful. Breakfast was included. We had a bath which was fantastic. The only downside was the stairs and no lift, not good with suitcases. However the manager helped with our cases.
Location was great, just a few minutes walk to San Marco. Staff was
friendly and even helped us with directions. Room was ok, a bit small,
but warm and comfortable. Definitely recommended!.

Although I was sure I booked hotels that were air conditioned, there was no air conditioning. (There was a unit in the room, but not usable). While the weather was fairly moderate, after walking around, coming back tired and sweaty in the afternoon the AC would have been nice to have.
Three flights of steep stairs were a surprise. A little hard to do with luggage at my age.

The room didn't have hot water so we couldn't take a shower, the
owner did not want to give us a discount for theinconvenience.
We were surprised that the hotel had a two story walk-up to the lobby. Also, the air conditioner did not work.
If you want to use the wifi they charge you 2,5 euros for just 30 minutes.

Staircase is steep (obviously - no elevator, it's Venice ;)); one day, we had no hot water - at least an hout in the evening and an hour in the morning; bathroom layout is rather bad.
There as a huge walk up the stairs to the hotel. Also, the legs of the bed were not at the ends of the bed. They were nearer the middle so if you put any weight at either end the bed tipped up. I sat up in the bed and the bed collapsed at the head end. I'm a fit young man but if I was old or a pregnant woman there could have been an injury.
Difficult to find
First night air condition in our room didn't work.
Twice we passed by the reception and no one was there, we waited and
called but no one would show up.. So we took and dropped our room
key ourselves.
1- stairs was alot ,no elevator !
2- internet was not free!.
The restroom was separate from the hotel room with a key that was very difficult to use to open the restroom door.
The room was also very very basic. No television no nothing. Really only a bed in a very small room with a tiny closet space.
We booking room for 3 person, but have just for 2 person small room with
extra bed, between door and wc. It was very close to stay there.
A charge for Euro 29.50 for a call to Allitalia to check the airplane tickets!! Where or who should we contact to complain for this charge?.
Staff were not overly friendly. 4 euros per hour to use WiFi. The beds
were uncomfortable and shower was pretty gross.
If you are traveling with kids and more than a backpack then the 3 flights if stairs will convince you not to go here
The rooms are small but with kids and baggage you don't have place to move around
If you are one of those who care for a basic breakfast (not fancy) you will be disappointed.
The room is really dark and small! The price is very expensive. And it's not very clean here.
The staff was very rude and not helpful at all. The breakfast was very poor and served from other people's leftovers. The bed and matress very old and highly uncomfortable. Absolutely no value for money, wouldn't go there ever again.
