  Location - very close to Ueno station, sauna facilities (I started and ended every single day in there - they are brilliant), cleanliness, cost and the "relax" room - basically, a room full of very comfortable easy chairs with blankets and individual tv to kick back after the sauna (or really, any time you like).   This was the second time I chose this hotel. I couldn't find any other hotel that can fit my requirements. The hotel is within a walking distant to a JR station (Ueno), making it really easy to navigate around Tokyo. The JR Ueno Station has adequate escalators and elevators for heavy luggage. Also, every day you get clean towels, toothbrushes, shaving materials, soap, shampoo, etc. Also you room gets cleaned every day.
