This B&B is awesome. From the start, Davy was welcoming and
accommodating. I arrived in Edinburgh early and went to the B&B to
drop my bags off. I arrived after breakfast was served but Davy kindly
made me an omelet, toast, and tea. Then he showed me the room that was
intended to be mine, talking me through the amenities. When I returned
from my long tour of the city that night, I discovered my room was just
as comfortable and cozy as it looked. The bed was clean and super

I liked everything from the beginning as I was met at the door with a handshake and a nice hello. Mr. Lapping is a fine cook so there's no need to go anywhere for breakfast. He answered my thousand questions about the area with patience and great knowledge. The guest house is located in a somewhat quieter part of Edinburgh that I think is a perfect location. Downtown is within walking distance (even though the bus stop is just down the street) and it's a straight shot the other way to the a.

The room and bathroom were beautifully decorated, clean and light and bright.
Windows ARE double glazed so hardly any noise comes in, and it's only a two lane road anyway. Lovely front garden with gorgous roses, I contradict an earlier review that is it s right ont he road, it is at least ten metres back from the footpath.
Breakfast enormous and Davy will store your own fruits and yoghurt etc and serve them if you prefer. Hairdryer, ironing.
Stayed in this guesthouse for a night as I was catching an early flight out of Edinburgh and the price was really good value - I was a little worried that it would be a 'you get what you pay for' situation but I was really pleased with 4KT. David and Susan(?) were really friendly and offered their help even though I was in the city for just a day! The room we had was clean and well decorated, and toasty warm - a lovely thing to come into when you've been out in the miserable Scottish weather! T.
Dave was an absolute gentleman. For what we paid we didn't expect
much but what we got was a fantastic triple room on the main road to
Murrayfield within easy walking distance of both the rugby stadium and
also Edinburgh city centre. Public transport access is great too with
the airport bus stopping right outside 4kt both to/from the airport.
I travel to football and rugby matches and with work all the time but
this is the first time I have taken time to write a review as Dave
looked after us s.
The welcome was very warm and friendly - David provided 'home from home' with a comfortable room, tastefully furnished, spotless bathroom with an easy to use powerful shower and (in joke?) plenty of hangers in the wardrobe. He was willing to accommodate any request, e.g. booked us a taxi shortly after our arrival as we were running late and provided a very early breakfast on our day of departure, etc. Breakfast was wonderful (slight lack of parsley - another in-joke!!) and would fill most peo.
David our host, is a typically kind & friendly Scotsman. In the lead up to our visit we exchanged a few emails, mostly with David offering welcome and advice on how we could travel from the train.
On this our first visit to Scotland, we also stayed at two other B & B's. 4KT turned out to be the superior of the three. Our room was presented clean, airy but also able to warm easily and with double glazing shut out street traffic noise completely. David's traditional Scottish breakfast is .
Great choice for the city trip - the guesthouse is very well located and easy to get as from the airport as from the city center and just a few stops from the zoo.
Dave is great host, we really appreciated his attention and sense of humour and special thanks for his breakfasts!
The room is cosy and clean (it is open in October 2012 after complete renovation). There is a tea set (can be useful with Edinburgh weather :), iPod/iphone dock station, free bottle of water per guest every day, bathroom.
I was exceptionally impressed. David (the proprietor) was friendly and helpful from the moment he confirmed my booking, right through until I left.
The room was spotless, the facilities superb, the bed very comfortable, and the breakfast delicious!
4KT is on the Airlink bus route and other buses, meaning you can be at the airport within 20 minutes and the centre of Edinburgh within 10. What's more, it's a 10-minute casual walk from Haymarket Station.

John was very hospitable. we received a warm welcome and our room (number 5) was lovely and modern with a wonderful double power shower in the en suite. breakfast was anything we wanted. full english plus cereals, toast and pancakes!!!! bus stops right outside with a regular bus service into town (10 mins or so wait). ideal location for city centre visiting and so close to murrayfield which was the reason for our visit. (about 6 mins walk away!!!) we would not hesitate to visit here again and .
A wonderful stay with perfect host. Dave went out of his way to be
helpful, providing us two rooms instead of the one for the same price
because he thought we'd be more comfortable, letting us check in
early, and making us breakfast the morning we arrived (which was beyond
any expectations). The rooms were spotless, quiet, and comfortable. The

buses run directly to the center of town every few minutes (max 15

The room was very clean and pretty. Shower was great. The room was very quiet although it is next to the Main Street. Bus stop just opposite to the hotel and it was £1.5 one way and £3.5 day rider. I bought the day rider but I only took return journey. So you better think of it before getting into the bus (p.s. The bus has no change and you have to prepare some coins). The full Scottish breakfast was super good!!! Thank you so much David!!! I will come back again and ask me frd to come too!! Xx.
Location was ideal for me as I was working at the airport, and the
Airlink bus stop was close by. The room was extremely clean and
comfortable. The bathroom had a good sized shower. Whilst located on the
main road, the double-glazing was very effective and there was no road
noise. David was very flexible on breakfast, asking me in the evening
what time would suit me, and what I would like to eat. He cooked me a
very fine omelette, and he was good to chat with over breakfast.

I spent six nights at the guest house, and was made very welcome indeed.
The room was very clean, newly decorated and very warm - this was a very
cold spell, and it was good to return to such a comfortable place. David
was most welcoming, cooked excellent breakfasts and even made me packed
lunches for which I was most grateful. My wife came up during theweek,
and she was very taken with the place. I will certainly stay here again.

Perfect location, close to the city but still calm and quite. The host
David was a perfect host, Kind, polite and really funny!! Gaved us good
idées of what we could do in Edinburgh and also helped us to book
everything. The room had everything we needed, nice bathroom, tv, wifi
and a comfy bed. And every morning The host David made newly fresh
breakfast just for us, no Buffé, he made what we wanted directly to us.

We spent 4 nights in 4KT, and were made very welcome by host David.
Excellent guesthouse close to the city center (20 min. - walk, 5-10 min. by bus), very close to the airport (20 min. by bus) very lovely comfortable and clean rooms, breakfast was delicious (you can have either Scottisch or the usual European breakfast).
Overall its highly recommended! I am certain, next time we will be returning to 4KT.
Managed to get tickets for the Rugby at Murrayfield last minute and 4KT had a room at a reasonable price.
David was extremely helpful and allowed us to drop our bags off even though we were very early.
Came back late and he checked what time we wanted breakfast and if there was anything else we needed.
All in all a very good experience.
It was very good vacation for us. David was very interested host. He helped us where to go, where to eat in Edinburgh even before we arrived. His home-made breakfast were delicious. Our room and dinning room were well decorated and clean. Hotel was very easy to access from both airport and the city center. I would definetely recommend.
Loved out stay here! Travelling as a couple we stayed for tonights as I was taking part in the Edinburgh Marathon. We found the rooms beautiful with all the home comforts and the hosts were amazing and very knowledgable. They assisted us with directions and suggested places for us to visit. Can't wait to book our next trip!.

David gave us excellent customer service, nothing was too much trouble. Our room was spotlessly clean and comfortable. There was parking available and we were able to leave our bags with David as we arrived early. Breakfast was cooked to perfection and good size portions. Would happily stay again and recommend to friends.
The location is good. Easy access to the bus station. There are buses taking you to the airport and the city center.

The 4kt is decorated to a very high standard, is spotlessly clean ideally located just outside the city centre with excellent public transport. A great riverside walk is just nearby and David not only cooks a brilliant breakfast but goes that extra mile to make your stay enjoyable . We would definitely return.
The house is well located, very well decorated (recently refurnished). The rooms are clean and very confortable. The owners are very kind, helpful and welcoming. The perfect place for a family or couple. You feel almost as staying at the house of a friend. Good breakfast. highly recommended.
Perfect location for the west end and Murrayfield (for rugby). The owner, David, was excellent - gave me a lift to retrieve my car; he also suggested visiting the Royal Yacht, which proved to be well worth while. Breakfast was superb.
I doubt if you could find a better three star B&B.
We had a lovely short stay. The room was very clean and fresh. The bed was comfortable and the location is quiet. The breakfasts were freshly cooked and there was plenty to eat.

This is like home - only better! Most of the well known hotel chains could learn a lot from how David runs this excellent B&B. I travel extensively worldwide with my job and in 9 years I have found nowhere that even comes a close second to 4KT.

This was great accommodation.Our host David was friendly and very helpful and cooks a great breakfast. Our room was spacious, comfortable and clean. The location was perfect with buses right outside our door. Car park was also a plus for us.

If I had any criticism the b & b was further out of the centre of town than expected, however David gave us all the information of what buses to catch and they were very regular even on a Sunday (and the bus stops were just outside and for £3.50 you could use them as much as you liked in a day).
