The staff were exceptionally helpful and friendly. The room was comfortable and clean, and I was able to make use of all the facilites easily. - Staff were most helpful. They left clean towels etc outside my room when they could not get in. Left luggage available and later check out time of 12md. I arrived early and was given a complimentary coffe

All the staff, especially reception were very friendly, helpful and welcoming. The hotel was ideally suited for my needs. - It was centrally located in the centre of Edinburgh. The prices were reasonable and the service was very good.

Spacious and comfortable- I think staff struggle when it is busy to be available but it does have a rather welcoming informality about the place. Don't worry about no breakfast- lots of cafe's nearby- I HIGHLY recommend "the Square" cafe round the corner- superb at very reasonable prices and lovely staff! Anthony stayed june 13 -

the room was superb, staff were more than helpful,especially the porter who looked after our luggage, plus whilst being unwell on my first night, I rang reception for some blankets and they brought them straight up to my room. Staff very helpful, we left our bags in hotel until check-in and were able to have late check out for only £20 extra. Breakfast on go great idea and great value for money. Will definately be back as perfect for train station and shopping.

Location is perfect. They are installing tram lines in the street but it still has access if you are arriving by car or taxi. Its a short walk to Waverly Station and all main tourist attractions can be reached by foot if you like to walk.
Room was excellent, breakfast was great. Did not try the restaurant at night but menu looked good and fairly priced.
Staff were all very friendly and attentive.
A little bit pricey but for a stay during the Festival it was fairly priced compared to other optio
