We loved the apartment. Just big enough for a couple, with a separate living area. Nice big comfortable bed in the bedroom. Free Wi-Fi. Dishwasher and washing machine, microwave, fridge and all the kitchen stuff one may need. We only booked an apartment as we couldn't find a hotel. We were pleasantly surprised with Fountain courts & the equipment , washing machine & dishwasher plus the usual.We found the apartment much more relaxing & we had more freedom about breakfast & dining in. Would definately stay here again.Staff were friendly & helpfull. Easy walk to the castle & city centre.

Breakfast was good value - just over £8 for unlimited buffet (inc. cooked breakfast) and unlimited Costa coffee.
My bedroom was spacious and the bed was really comfortable.
Location good - 5-7 mins walk to Princes Street and 10-15 mins walk to Royal Mile/castle.
Haymarket train station 2 mins walk away - for trains to Glasgow (and to Waverley if

Fabulous hotel. Staff were great, everybody was friendly and polite and went out of their way. Location is super, 2 minutes walk from haymarket station and 15 walk into Edinburgh city centre. Buses stopped outside the hotel to go to Princes street if you didn't fancy the walk. Food was good, we had breakfast and was lovely with lots to choose from. Didn't eat there otherwise but saw the food and it looked very nice. Rooms and beds clean and comfy. Great hotel.

I loved how clean it was and how it was just so close to everything, shopping centers, food places and the scenery. It was a little walk from the train station, but it was worth it. The hotel was in an excellent location, close to shopping area, surrounded by different places to eat, quite close to the castle and old town. The reception staff was very friendly and helpful, the rooms were clean, included possibility to make coffee and tea, there was even a bottle opener attached to the table :) The bed was big and comfortable, bathroom large and clean, the breakfast was simple, but well worth its price. The single room was excellent value for money - modest in size but quiet, very clean and with excellent shower and ensuite facilties. I found the staff to be efficient, friendly and helpful, and the full hot breakfast was well presented. - Very friendly and confortable, it was right in the centre of the city so we had no problem walking to sights

The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
Very strong and secure wi-fi
Puts a lot of the big brands to shame

I like the brand new design for simplicity & comfort with excellent staff at the welcoming front desk. Eveything, the staff were very friendly, the breakfast was superb and the rooms were beautiful, once we had figured out where the twon centre was it was an easy walk an we throughly enjoyed our stay and will deffiantely return. - Staff were excellent. We are a Spanish people living in Liverpool and we spent the weekend in this beautiful Guest House to visit Edinburgh. We went by car, so the free parking 24 hours was perfect for us( Its is situated right at the hotel), The most famous Edinburgh's points are in walking distance, no need for a car. Very nice staff, they told us what to do and see

the breakfasts were large with lots of toasts the bedroom was large the beds very comfy the en suite was large the location was very central and on a bus route we were given a map when we arrived with the attractions and to see we also had a night of Scottish songs and guitar from allan the owner who also told the Scottish history through pictures on a big screen which was interesting and easy listening music

The owners are totally committed to providing a quality experience to their guests. It seems a range of languages are spoken and there were many Continental European guests though all are welcome. Nice room, very comfortable single bed (maybe a bit small, my mum fell when she was rolling over) and very quiet.
Good breakfast with self serving coffe/tea, juice, cereal and yogurt. I had scrable eggs on toast, but you can get a full Scottish breakfast.
Staff very friendly. I'd like to stay longer to interact with them.
Definitely I'll came again.
