Relaxed, friendly, accommodating, excellent attention to detail. I would recommend staying here than with a large hotel group. good breakfasts, very clean tidy rooms, everything there for visit eg hair dryer, tea coffee tray. the staff where friendly informative and willing to help the room was very clean and comfortable. Lovely hosts, very clean room and felt like a home away from home.

Richard and Jenny the owners were really hospitable and nothing was too much trouble. Norma who served at breakfast and cleaned the room was extremely friendly and helpful. Would definitely recommend the Warrens and will go back there again. It was also great to have secure parking. Location , facilities and service were excellent. private parking,. Nice ambience and quality food at breakfast time. A very friendly welcome, and the staff were always willing to offer advice on places/locations to visit.the locatation of the hotel, close to the city centre but also close to the races. Great room. Ease of access to town and parking availabiity. Comfortable room, warm and friendly service and very nice breakfasts. Nice location not too far from the centre of York friendly. Very pleasant breakfast room....good and varied breakfast, clean andnicely decorated. The hotel location, not too far away from the town centre.Perhaps a little longer window for breakfast. there was a german couple in a room near us that were talking and laughing loudly and had the TV on loud at 5.30 am when we were trying to sleep. Rooms a bit noisy. Parking in the cramped back yard was, to say the least, challenging!. Small attic room, third floor , no help with large bags..VERYSmall bathroom. Although we did enjoy our stay and the staff were very friendly and helpful, we did not feel that we were enjoying a four star B and B accommodation compared to others we have stayed at. The decor finish was poor. Just one warning, mind your head on the wall mounted TV, it hurts !!!! This is not a complaint only an opinion and I would use the B and B again.Accomadation looked dated. Duvets on beds very thin and worn. Shaving point in bathroom loose. breakfast overcooked and not of very good quality very disappointing did not think it was a 4 star.
