  The location in the neighbourhood of the Salute church is ideal. When arriving with the vaporetto at the stops of Academia or Zattere, you can go with your luggage trolley to this B&B without CLIMBING over one bridge, just roll ! The room and the bathro - Probably the nicest place my girlfriend and I stayed at during our trip through Italy. (Admittedly, we were traveling on a budget and mostly renting through airbnb.) This is a true B&B, with Massimo and his wife coming in the morning to make us coffee. They were very friendly, telling us to make ourselves at home and opening up the various cakes and pastries in the kitchen. Venice is expensive, but Ca' Santo Spirito was fairly good value for city.

  -True Venice experience! The hotel is located on one of the small canals, so finding the hotel was an adventour in itself. Its entrance is located on a small side street and you walk through the ground floor of the building (past the canal boat entrance) to get to the rooms. We made the reservation at the last minute so we didn't have many choices. The room was big. The decor was a little strange. The breakfast was fine. Did I mention the staff is very friendly? That was the biggest plus.

Bottles of water from the mini bar in the room were cheap - It is a beautiful hotel tucked away on a quiet street back in the smaller canals. The staff is friendly and helpful, and the breakfast is plentiful and delicious. It is also near the main hospital of Venice, which was an unexpected blessing for us during our stay.

The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). Our room (601) was facing the river (main one just opposite the station) and the Hotel is literally 50 mtrs from the station.   This was a fantastic place to stay and I would, without question, stay here again. The location is brilliant: a 7 minute walk to San Marco square and it is again a 7 minute walk to the vaporetto stops which connect you with all parts of Venice. The bathroom was a shared one but it was literally a door away. The bathroom had a bath and shower - The staff was so friendly and helpful, it felt like home to our Children instead of a hotel. The family room was large and comfortable, and it's a 5 minute walk to San Marco square. There is a grocery store, laundromat and many shops and restaurants located very close. We will recommend to all our friends with children.
