  I was pleased with this hotel in every way! The price was more than I wanted to pay but, realizing lodging in Venice is expensive, I left feeling quite satisfied with my stay there. We called up to the hotel and they asked whether we wanted to cancel our booking. They also said that despite flood the hotel had no problems and they were looking forward to their guests to arrive.   An easy walk from Piazzale Roma bus station and Santa Lucia train station (no boat to catch, no dragging suitcases through the heavy tourist traffic). There was absolutely no noise from the train station or the canal adjacent the apartments. Due to the location you do not get large numbers of passers by, so very peaceful. Art works on the walls, leather sofa, big bedroom, washing machine, clothes - The apartment was a lovely surprise. The building is quite new on two levels curving around a canal with a residential piazza at the front. The apartment we had is upstairs, sparkling clean, light, comfortable and well equipped. It is located a 10 minute walk from the station. We couldn't find it immediately but on the second walk past we realised that each house has its own number in the locality, rather than a street number.   We really enjoyed our stay here. The hotel really stood out in terms of quality (from what we saw of other hotels in venice). The staff (who all spoke at least some English) were friendly and helpful.   The hotel is very well located. It is very close form the train station and a couple steps from the bus and taxi station. You can easily reach San Marco by foot and easily get back by boat.
