  a lovely gentleman from reception desk greeted us when we arrived by coming downstairs and carrying our heavy luggage upstairs to second floor, then gave us a great overview of Venice and helped with directions and how to get around.   I actually had booked this hotel as the rate was one of the lowest in Venice Center, however I was not quite sure as the photos on letsbookhotel.com does not look so good. If you are looking for a luxury, then you should choose another hotel. - As soon as you step inside you feel the friendliness and warmth of a family-based business. We had a room with a canal view, the beds were cozy and the shower great - all of this more than made up for the humble furnishings. Just 5 minutes from the station, and the restaurant next door is good. We won't bother looking anywhere else for our stays in Venice.

  The location is perfect. The staff, especially main guy (goatee guy), were v. helpful and friendly. They arranged our gondola ride and answered our questions fully. The bathroom was clean and seemed new except for the broken shower door (it still worked, but was coming apart). Bonus was that our bathroom was not ensuite, which probably gave us more room and a larger bathroom as well.
