A lovely guest house right in the heart of the village. The breakfast is provided by the Lemon Leaf Cafe which is attached to (and is entered by guests internally) the guest house is light, airy, homely and offers good food. We had no problems parking outside the guest house but in the height of season you will need to park in the public car park to avoid getting a ticket! We stayed in a twin room. The beds were comfortable and the room was very clean and nicely presented. The staff member who checked us in was lovely and so helpful. Breakfast is next door and lovely as well. In a perfect location - would highly recommend.
We visited Kinsale to see family. The guest house was great and the
staff couldn't do more for you - they were so welcoming and nice.
Everything was very clean and tidy and the beds were really comfortable.
Location is excellent in the centre of Kinsale, very knowledgable and helpful staff, breakfast is in the very atmospheric cake shop in the same property.

Very well located; central to entertainment, food and drink. Staff were very welcoming and helpful; their suggestions about music venues and other aspects of our visit were excellent. On street parking is free from 6:00 pm to 10:30 am.

We had problems with a good internet connection but we were in a room at the top of the stairs so maybe it was far from the router.
Parking in front of hotel is very difficult, but there's a large parking lot nearby. No elevator.

Late night music from the pub across the street on Fri night. But that is to be expected since it is near the action.
If you arriveinthehight time you have to keep the hotel telefone number that to call for a "night director" as the entrance door is closed for night. But what is positive: For the guests entrance door key is provided together with the room key.
Photos of guesthouse are not up to date, The Lemon leaf cafe provides breakfast for the guests. When I asked for a couple of slices of bacon the waitress told me I would be charged extra by the cafe. And there was only one refill on coffee/tea. Needless to say any accommodation I've stayed at in Ireland breakfast was superb and it came with a pot of tea/coffee. Most disappointed.
Parking - actually not too bad. There is a free public lot just up the street, best used early or late in the day. But this is par for the course for in-town locations.

The rooms aren't air conditioned and there was no fridge in the room. Really warm during the night & nowhere to keep your drinks cold.

It was very noisy with the people going and coming from the Night Club. It did'nt keep us awake though.
There was no lounge or lobby or place to sit except my room. Not great when the person I was travelling with wanted to sleep and I needed somewhere to work on my computer.
There was no elevator, and my 80 year old mother and I were on the 3rd floor.
Room had a sky light with a shade that did not adequately darken the room, thus it was bright at 5AM; shower was VERY small, room was small.

Got a phone call night before to say they had to move us to a new location further out because of a leak, booked 9months ago so a bit annoyed, we both rang following day to express our disappointment that alternative b & b was too far out,they booked us back in again and when we arrived we had a choice of rooms.! Thought it was a very strange thing to do and no sign of leak!!.
Too expensive for product provided.
Bed was very soft, lumpy and uncomfortable. We both got up in the morning with neck and back aches.
Room was very poor, too small and stuffy, could bearly walk around the bed, never mind having anywhere to two small cases! Could not even put them under the bed as it was a Devan.

the smallest room we ever stayed in, bed pushed in the corner to have entrance into the room, no bedside lockers or tables, not one chair in the room etc.
