Breakfast was excellent, very welcoming and friendly owner. Stayed with 2 young children and they accomodated everything we needed. Room was very comfortable and spacious. Good location for local attractions just a Short drive into York. We Would stay again. -

I informed the owners of my arrival time which was after their cut off, but they were there to greet us with a map of the city and some extra local tips.(other reviews suggest being left stranded by the owners, I would suggest these people didn't inform them of late arrival!) The friendly and welcoming atmosphere. Nothing was too much trouble. The
breakfasts were amazing especially the scrambled egg! It was great to be
able to leave the car parked for our stay and walk to everything. We
also found the information folder very useful. Loved all the photos of
York around the place and Zoe was really helpful with advice on where to
go and places to see. We also loved the smell of the bread baking for
breakfast which we woke up to each morning. My wife and I both enjoyed

There was nothing not to like! Zoe and Kevin made us welcome the minute

The rooms are fantastic, high quality furnishings and the showers are second to none!
The view from the bedrooms across the fields and hills is so wonderful.
There are several places to go out to eat which are within easy reach by car.
The owners Keith and Zoe are great. Nothing was to much trouble and they like a good laugh.
The breakfast is cooked by Keith via the Aga. All local quality produce is used where possible. (Try Keiths porrage)

Amazing location, wonderfully friendly staff, divine food and atmosphere and the penthouse we stayed in was par excellence, well designed and decorated with all the personal touches one would expect. Jane was really welcoming and helpful with local info including walks and very nicely dryed our wet walking stuff. We had the ground floor room which was large, had big bed and great shower. Food was really good and Jane left us home made cakes when we arrived.Old building so could hear guests in room upstairs walking around so would chose upstair

Excellent 5 star accommodation with a warm friendly welcome from Jane and Simon. Breakfasts were delicious. The room had everything we could possibly need and was of a very high standard. Good walk recommendations (and maps) from Simon and advice of where to eat were much appreciated. This is the best b&b we have ever stayed at and is in a beautiful area with lots to do.

From the minute I booked 27 Harrogate, the owners Judy and Brian were so helpful and prompt. We arrived to a beautiful large Victorian property secured by electronic gates and plenty of room to park. The rooms were amazing as was the lemon drizzle cake 'reception'. As it was our wedding anniversary Judy not only laid out an amazing cake and shortbread display but placed our champagne on ice and provided the flutes.
