  Great place, very clean, comfortable bed, great location. I would recommend to anyone who fancy a bit of a different break. Brighton is unique in itself but this place is spot on. We stayed there on May Bank Holiday weekend. I decided to pay that little extra and booked room with a balcony.   I thought it would be awful based on the reviews here but was so pleasently suprised. The staff were great. The rooms are budget accomadation with far better facilities than a hostel. You get your own toilet and shower, tv, towels, full length mirror and tea facilities. For the price they charge you are really getting a bargain. Do not go expecting 5 star, think hostel and you will find it's a lot nicer than that. - Cost effective for a group of lads who would only be using the room to shower and sleep. Made to feel welcome and provided facilities to store our bikes. We got what we paid for which was a room with a television, tea/coffee facilities, comfortable beds and a en-suite bathroom with a decent shower. The hotel was near the seafront so not far to walk to find somewhere to eat and drink.

  Our host, Gail & Peter, were very welcoming and helpful with maps, pointing out places of interest to visit, access to the different transportation.   I have stayed here once before, many years ago and I remember it was a good choice then. It was a good choice this time too. It is located in West Hove, which suited me for my purposes, but may not suit everyone. The room was clean, the staff welcoming and the breakfast was excellent. I was travelling alone with a small child and they couldn't do enough for us. Very clean. Old but comfortable bed and pillows. Awesome cooked breakfast.

  It was a very enjoyable experience. We managed to find a late deal so the price of the room was reasonable.   This B&B was wonderful. The staff were warm and welcoming, and happy to answer questions. After a day of travel, it was nice to come into the room where an assortment of organic teas and coffees and a fresh apple were waiting for me. The bathroom was clean and the shower was wonderful. The beach was less than five minutes away, the pier just fif - Staff were very friendly and willing to help. Fruit and water in the room was a nice touch. Housekeeping was always great with attention to small details. Wifi was free, had a good, strong, fast connection. The TV decided to go faulty late evening on the first night. Not a problem these things happen, but staff were really helpful and it was promptly replaced with a brand new one. :) Overall very pleased, would recommend to others, and will definitely stay again
