The place itself is only a ten min walk up leith walk to thw centre of town. The rooms are cosy and very clean. The shower is powerful which I love. Bed is very comfortable. There is free parking outside the door. We have stayed here a few times and find it ver pleasant. -

Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on
both mornings in h

The guest house is run by a very warm and inviting family. The breakfast is excellent, a good variety of cereals, hot food, fruit, yogurt and a seemingly endless supply of tea and toast! We were given great instructions on getting to the main part of the city and the room was comfortable and spacious with a spotless ensuite which was small but perfectly adequate for our needs. Having previously stayed in hostels when I have visited Edinburgh, this made a welcome change and I'm sure we will stay

To keep it in a nutshell - everything! We stayed in the triple room (Nr. 1) which is to the rear side of the building with garden view and very quiet. We left the window open all night. The room is equipped with a fridge, microwave, TV, etc. and tastefully decorated to the highest standard. The breakfast is superb and offers a wide range of choice

Dave and Susan were the nicest couple, who made you feel friendly and at home in their beautiful Georgian style B&B in the city centre of Edinburgh. The B&B is conveniently located; it's a 25 minutes walk to the Royal Mile or a bus ride of 5 minutes. The breakfast was exceptionally well organised with lots of fresh fruits, croissants, yoghurts and cereals, and many different sorts of baked goods.
I would recommend this B&B to everyone and if we return to Edinburgh, we will definitel

The location is fantastic, just 100 meters from Haymarket station and also easily accesible from the airport. Besides, the main attractions are also located within walking distance. No sweat!
The room and its facilites were good enough: great enough, featuring coffee machine and free wifi as well. Needless to say, the room was clean.

The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
Very strong and secure wi-fi
Puts a lot of the big brands to shame

We booked a double and got a very spacious and comfortable room downstairs with 2 beds (queen & a twin). Check-in was quick. Heaters worked great for the chilly Dec weather. The shower always had hot water. Breakfast buffet consisted of cereal, toast, jam, yogurt, cheeses, pastries, fruit, juice, coffee, and tea was perfect to start the day. B

The B&B has really nice, with high ceilings and mouldings. Owner was very friendly and a nice welcoming host. Bed was comfortable, rooms were warm. Free Wi-Fi good for checking out local restaurants etc. Is about a mile walk from train station, with a nice bar restaurant called "Reverie" near-by on the way in to town.
Breakfast was good, with coffee or tea to suit. We would stay again.
