The owners of swan lake, are nice people, they can help you with planning your sight seeing if needed, hospitality is first class, and their home very comfortable and you feel very welcome. the breakfast is very good and plenty of it. you are on first name terms and every thing is relaxed, no noise peaceful house. a lovely stay thank you.
sue and her husband very friendly and helpful with organizing your time in Edinburgh with day tours and booking whatever you need. very nice hot/ cold breakfast selection with generous portions. The staff is extremely friendly. You don't need a tourist information office, the Swanlake staff will tell you everything you need.
Owners were friendly and accommodating. Very organised when we arrived with brochures and local knowledge. Great breakfast.
Good location. Near to amenity.
Helpful owners (mainly Su) who organized our highlands tour, prepared
sumptuous breakfasts and guided us on where to go around town.
Convenient for groceries, buses etc. into town.
The room was small and adequate.

The bathroom was extremely small. The carpet was very dusty.
Beds were too hard,.
We took the family room but not sure if it was meant for five people. It
was cramped with little space to move around (almost like a 3-people
room converted to 5). Small things added to our discomfort: no water jug
in the room, a plastic kettle, a tiny wash basin that always spilled
water on the floor (also, it was our drinking water source but we
couldn't fit a bottle under the tap).
2nd floor access narrow and the only way out in an emergency. Major issue and left after first night. Asked to cancel other two nights and was denied.
Minor issues - musty towels, garden view was simply a tree, poorly prepared breakfast.
