  Our room was basic but good value for money. We were in the heart of Venice, just a few minutes from St. Mark's Square and ideally located for everything we needed. Staff were friendly and helpful. - We left a pair of boots by mistake and we came back later to ask and they returned. The breakfast is ok. The staff is very helpful.

Also, I was sent directions by hotel staff in advance, so it was very easy to find the place (which usually can be quite tricky in Venice). All staff are very helpful and friendly, really nice people. The place itself doesn't look very new, but cleanliness is impeccable.   Davide was very helpful with all our questions before and during our stay. Everyone else there was also very pleasant. A very quiet place, especially for the great location between San Marco and Rialto Bridge. The room and bathroom were very clean, and the bed quite comfy. It takes just 5 minutes to reach San Marco, the same time you will need to walk to Realto, and 20 minutes leisurely to Train Station S.Lucia. But the most important thing is friendly considerate personnel!
