Staff lovely, very informative. The room was nice and big, very clean
and the bed was the most comfortable I have ever slept in! A fridge in
the room which was helpful and a lovely settee for when you get back
from a long day sightseeing! Bus stop is right outside the guesthouse
and there is free parking on the street outside so you can leave your

the host and owner was very friendly, helpful and nice. Fhe room itself was smaller than expected for a family room. As I was alone in the room it was fine. but 3 people in this are definately will not work. The area itself is soso. Got called names from some youngsters one evening after I declined to give them money. Would love to,come back.

Isabel and Harry were the perfect hosts. On our arrival, seeing my husband had a disability our room was immediately changed to a first floor room from a second floor room, without even asking. Molly and Roxy the family dogs were adorable and very friendly. We have no problem recommending and staying here again, fantastic.

Comfortable beds. Excellent wide and powerful shower, the best I've ever used! Close enough to city centre. WiFi is cheap at £3 per day. This is a B&B we will return to. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. Breakfast is served at neighbouring Rick’s Hotel, really good.

Beautifuly decorated and very comfortable place to stay. Dean is a wonderful host - we felt like visiting an old friend. Good location as Edinburgh's Grouse House is situated in walking distance to all the attractions but far enough from them to easily find free parking. We will definitely stay there if we ever come back to Edinburgh. -

The room was well stocked with complimentary bottles of water every
day. A lovely china tea service with a selection of teas and shortbread
cookies as well as chocolates were in the room every day. The soaps and
shampoo were ample and well stocked. The bed, couch and chairs were
very comfortable and the room was large and had beautiful big windows.
It is also situated in a lovely quiet area with access to private
gardens nearby.

Nice room, very comfortable single bed (maybe a bit small, my mum fell when she was rolling over) and very quiet.
Good breakfast with self serving coffe/tea, juice, cereal and yogurt. I had scrable eggs on toast, but you can get a full Scottish breakfast.
Staff very friendly. I'd like to stay longer to interact with them.
Definitely I'll came again.
