  As many reviewers comment, the entrance is sparse at best. The entrance is no indication of the hotel once you get up the stairs. We aren't sure why some reviewers comment harshly on the stairs... The location of this hotel is exceptional! It was a two minute walk to St. Mark's square (once we got oriented) which allowed us to visi - Great location-close to everything. Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place. - Location was perfect. Nice to be able to put all 5 of us in one room. Staff were very easy to work with and accomodated some special requests and made good recommendations for dinner, sight-seeing, etc..

  The location is excelent, 5 minutes walking to Arena. The rooms are big and comfortable and the owner is very nice and helpfull. A problem: room nr.1 is very close to the kitchen, so if there's some activity you will hear everything. But the owner was nice and changed our room after one night.   I loved the location! Bus is right in front of the church this hotel is a part of and we were never charged to take the bus and it saved us 25€ that the taxi ride is. Bus runs every 15 minutes throughout the day until 2045 and the its about every hour until midnight. We really enjoyed the breakfast that's included in the price. There's no alcohol consumption allowed on the premises or smoking, very quiet ar - Staff was very helpful, always nice and friendly. On our last day we arrived late to breakfast and they brought the food out again for us. Rooms basic but very clean, bathroom as well. Enough space to open a large suitcase and still walk around; large wardrobe. Conveniently located: 10 minute bus ride to Venice (bus right outside the hotel), free parking, free wifi that actually worked.   It is a cosy and very relaxing place with beautiful garden around, a lovely terrace to drink a cup of coffee in the morning. Nice for couples and also for families with children. The hostess is helpful and attentive. We booked this hotel for one night, but the place was so charming that we decided to stay more time. The breakfast is varied. Whilst it may not suit everyone I liked the location and a local bus all the way to Venice and the peace at night. I also had a garage to park my motorbike in and enjoyed the breakfast.
