  We stayed with two kids }5 and 8) only for one-night stop on our way to U.S. but definitely will use it again when we go to Roma for few days to see the city - perfect place in city center, nearby is a small plaza with fountain - authentic feeling of Roma's "genius loci" -walking distance to Colosseum (you can see it from window), DiTrevi fountain... cosa dice la gente » etc. - simple B&B, clean, enough space, all you really need is there -warm and kind welcome from Roxana (even if we arrived a bit later than exp - I loved everything. You can see the colluseum from the window! The room was exceptionally clean and well maintained. The staff couldn't of helped us more. Carried our bags, helped with maps and booked taxis for us. The breakfast was exceptional and there was always extra sandwiches included for our lunch.

  It is within walking distance from Termini Station (10-12 minutes) and is close to restaurants and shops. The staff allowed us to leave our suitcase at Max-House when we were gone for 2 days.   Excellent price to service ratio (cheap but good services). Air-conditioned room, clean, with no major problems (like bad small). Only sometimes we must "wait" for hot water for 5 minutes (see dislikes). Very good access from Termini station, by walk for approximately 25 minutes (follow the rail of the tram). Sometimes during hot nights DHCP server doesn't respond - ask staff for restart the AP (or repeators - it dep - Staff was excellent - friendly and helpful. We were given an umbrella from receptionist when it was raining. Rooms were cleaned daily. Location of the hotel was excellent. 5 minutes from Manzoni metro station and 15 minutes from Termini. There's small supermarket across the street, and it will be handy for you as breakfast is very 'italian' in this hotel. Bed was ok, not extremely comfortable, but clean and felt quite fresh. The price-to-location ratio was five star!
