We stayed at this hotel for 7 nights and we would recommend it.
Excellent location: just two blocks away from Termini train and metro stations. To get there from the airport, We got a bus for just €5. Then it's a very short walk from the station to the hotel.

Perfect location: 5 minutes from Termini train and metro station. Really great room (better than on the pictures posted here), very spacious and clean. Windows looked out the main street where market was located; however, there was no noise at all. Wi-fi in the room was available. Parking garage in 5 min walk.

We got there in July 2013, it was on a Sunday, the parking opposite the guest house was free( €4 all day for weekdays). It's a home away from home. Carlo was very accommodating. We don't often see him in the guesthouse but he definitely knows how to attend to our needs.
The guesthouse is a few minutes walk from Termini station, which is the main train station in Rome which can get you to other cities like Florence, Milan and Venice. There are a lot of covenience stores within the area where you can buy less expensive bottled waters and some fruits.
The free breakfast was served in a nearby cafe. Nothing fancy,

The staff (all) were very welcoming,and went that one extra step, my husband and I stayed for 4 nights and had the room near the entrance yes you could hear everyone coming in, but a small thing. It is a very welcoming place in the transport hub, with all facilities close at hand and when our niece turned up from Milan to visit us unexpectedly they assisted by booking her in at a very reasonable rate at short notice. It's a very central hotel next to termini station. The room is ok and the bathroom is clean. A cheep place for whom just need a safe place to sleep and rest after a busy day knowing Rome. -

The hotel is really good... We stayed there 2 nights. We asked for a room with two separate beds and they give us a 3 persons room with one double bed and one single bed. Location is good. To walk, it takes only 5 minutes from Roma Termini. And it takes only 2 minutes to walk to the nearest metro station. If you like, you may walk to Colosseum and it only takes around 15 minutes.
Staffs are friendly and helpful. They really helped a lot in our journey. They helped to keep our luggage for few days when we were out for visiting Sicilia. Also, they lent us the kitchen for making supper when we got back hotel late.

Location from the train station (6 blocks) and the Metro (2 blocks)
were ideal.
Rooms were very clean and a nice size, as were the bathrooms - not at all cramped. Beds and pillows were comfortable.
The basic breakfast was filling – three different fresh baked goods daily, juice, coffee or tea plus additional packaged biscuits and jam.
