  We arrived early and could book in !! So close to city centre and attractions .room HUGE more than big enough for the four of us coffee and biscuits much appreciated on cold Oct evening. Close to numerous restaurants for evening meal and it is lovely and warm on return . Clean and comfy room which is more than I bargain for. I wish Abbotsford Guest House can appear in other countries so I don't need to spend time searching for a good hotel anymore. Breakfast is nicely made. I see no drawbacks at all! Totally worth it!

  The owner was so friendly and really made you feel at home. Breakfast was lovely, more than I could eat, and when we needed to be up and out early on Sunday, he was happy to bring breakfast forward for us. The house is absolutely gorgeous, amazing staircase and beautiful breakfast room with curved wall. Instant coffee powder and milk generously supplied and replenished. In easy reach of centre, with necessities shopping, pubs and eateries nearby. Sufficient public parking space, bus stop a few meters away. Not exactly cheap in overall terms, but good value for Edinburgh (sigh).
