Yvonne and John are the perfect hosts who make their guests feel like visiting friends. The location is perfect: quiet, safe, close to transport and a pleasant walk to most of Edinburgh's main attractions.
It seems a family business. There`s no reception and they give u the hotel key, what I really appreciate for the convinience.
The breakfest is really good.

Good spot in the city centre located in the quiet area, all monuments can be reached in distance of 15 minutes walk. Very good breakfast with the variety of choice.
Nice option for a stay in Edinburg. Friendly owner who makes an extremely tasty breakfast and has a cracking sense of humour. Quiet rooms and relaxing atmosphere.
Friendly and helpful owners. Shower didn't look too inviting but worked well. Wifi was weak but available on the top floor.

Breakfast served a little too late if you have booked on tours out of Edinburgh. As its a 20 min bus and walk to the high st you really have to motor to be able to have breakfast and get the 9am tours.
Décor is old and tired.

Old bathroom & toilet fittings encourages germs in nooks and crannies where it is impossible to clean.
The room facilities could be upgraded a bit, but they weren't too much of a bother.
Very tight room. Not overly clean- in part due to repairs / renovations in adjacent stairwell. Out of date milk supplied- quite unpleasant, however host was very quick to respond and rectify this problem. Beds were not comfortable - lumpy and deformed mattresses.
Made to feel a bit unwelcome, staff were surly and bad mannered.
Bathroom was very small as was the room however it was a single room.

Room could have been cleaner. I was taught look after the corners and
the middle will look after its self.
Smell at the bathroom was terrible. Wet and rotted smell was all over my room.
I had early morning flight, so asked if somebody is gonna at the reception next morning. There was nobody, when I was leaving at around 6 in the morning. Thanks God the door wasnt locked from the inside...
The single rooms we were allocated were filthy and worn and scruffy. I would not recommend this hotel to anyone.
