  We really enjoyed our stay here. The hotel really stood out in terms of quality (from what we saw of other hotels in venice). The staff (who all spoke at least some English) were friendly and helpful. The room was impressive and ours was bigger than I thought it would be after I read that some people thought the rooms were small. Check in was easy and quick! The hotel was in the quite end of town and away from the crowd. It is also a very short distance (5min) to the public transportation dock and maybe 15 min walk to the train station. Rooms very modern and clean. Hot water all week and lots of water pressure. Breakfast was hot everyday and delicious

We called up to the hotel and they asked whether we wanted to cancel our booking. They also said that despite flood the hotel had no problems and they were looking forward to their guests to arrive.   An easy walk from Piazzale Roma bus station and Santa Lucia train station (no boat to catch, no dragging suitcases through the heavy tourist traffic). There was absolutely no noise from the train station or the canal adjacent the apartments. Due to the location you do not get large numbers of passers by, so very peaceful. It is located a 10 minute walk from the station. We couldn't find it immediately but on the second walk past we realised that each house has its own number in the locality, rather than a street number.   Our airconditioning was not working well and it was extremely hot in Venice, the manager put us in a very expensive room for the last night of our 3 night stay. They were very kind and attentive to us. The breakfast each morning was delicious and had hot and cold foods, as well as fresh fruit.
