After reading horror stories of small rooms and inconsistent service in
Venice, we intentionally looked for a room with updates and some space
and Carnival delivered both. Check in was easy and quick! The hotel was
in the quite end of town and away from the crowd. It is also a very
short distance (5min) to the public transportation dock and maybe 15 min
walk to the train station. Rooms very modern and clean. Hot water all
week and lots of water pressure. Breakfast was hot everyday and

They also said that despite flood the hotel had no problems and they were looking forward to their guests to arrive. We decided go and stay their. An easy walk from Piazzale Roma bus station and Santa Lucia train station (no boat to catch, no dragging suitcases through the heavy tourist traffic). There was absolutely no noise from the train station or the canal adjacent the apartments.
Due to the location you do not get large numbers of passers by, so very peaceful.

The apartment was a lovely surprise. The building is quite new on two levels curving around a canal with a residential piazza at the front. The apartment we had is upstairs, sparkling clean, light, comfortable and well equipped. It is located a 10 minute walk from the station. We couldn't find it immediately but on the second walk past we realised that each house has its own number in the locality, rather than a street number. Staff is excellent, always ready to please and help. Michelle speaks perfect English. Location is perfect. Although it is not on a canal, it's only 20 seconds walk to Grand Canal, 30 min leisuer walk to St. Marco's Squre, and 10 min walk to St. Lucia Train Station which is very convenient to us as we were travelling by train.

The owner was really lovely to us - because it was our honeymoon, there was a bottle of prosecco in our room when we arrived! Great location to stay when visiting Venice - all the major attractions within walking distance, yet in a quiet area away from the crowds. we found it easy to find with the provided maps. Campo santa Margherita is a great spot with various bars for cilling in the evening after a hard day's sightseeing - try the Cicchetti for delicious snacks.
