I loved everything. With 9 people ranging from 11 to 78 yo, we booked two family rooms and one premium twin. Rooms were clean, furniture new -ish, bright, comfortable. Everything about this place was great. It is student housing which gives you the feel of communal living with the option of having your own room if you want quiet time. My family and I loved it. These are student apartments, so quite basic but clean, modern and centrally located. The bed was comfortable with nice white cotton bed-linen. We stayed for 3 nights for the Festival and found it ideal to be so near everything + able to make tea etc.. in between shows!

Gareth was an excellent, charming and affable host.
The room - 4- was very comfortable and tastefully furnished.(the 'detached' en suite was managed very well and we appreciated the robes)
I have a thing about white cotton sheets and towels and Fraoch House gets first prize! Excellent!
My cooked breakfast of smoked salmon, cream chees and bagel was delicious! Just right :-)
My husband went for the full Scottish and he was equally pleased.
All the other usual breakfast fare very well presented

The apartment complex itself is very secure.
The bedroom was clean, bright and well set out given the limited space.
The bathroom, whilst also small had everything you need and unlike many higher rated accommodation I've stayed in hot water was available at all times and at a constant temp.
The staff were very friendly and helpful especially to the many foreign visitors there for the festival.

The location is fantastic, just 100 meters from Haymarket station and also easily accesible from the airport. Besides, the main attractions are also located within walking distance. No sweat!

The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
Very strong and secure wi-fi
Puts a lot of the big brands to shame

I like the brand new design for simplicity & comfort with excellent staff at the welcoming front desk. Every one at the check in or out counter has positive and helpful attitude towards guests from all over the world. Here I would like to pay special respect & thank them from the bottom of my heart.
