We stayed in the room with the bathroom across the hall. It was exactly
as seen in the pictures, plus the kitchenette with some basic cutlery
etc. The hall is a small area so the bathroom is very close to the room
and it's a great size. The room is small but easily negated by the
great location, service, cleanliness and above all the hospitality we
were shown.
It was more then we expected and we were blown away by it.

The part time staff agent was very helpful, friendly when checking us in, it is the best prime location in downtown Rome, and I really like the way that the building has been renovated to be modern while still keeping some of the ancient details like the beautiful wooden ceiling.
Vittoria was very helpful throughout our whole stay. The room was
comfortable and location wise it was close to spanish steps, trevi
fountain, and subway station.
Very nicely decorated (!!) little apartment, clean, friendly stuff, makes you feel home. Very central, good to reach most areas just walking. Great place!.
The location is amazing!!! It is walking distance to Spanish

The woman in the place did try to be kind and let us to keep the room until the evening on the last day.
A bit of an uphill climb and stairs up to the rooms but manageable if
you don't have that much luggage.
Couldn’t pay with credit card, “as the machine didn’t work”, little humidity problem in the external bathroom, although covered with nice scents, but often noticeable.
breacfast is simply a cup of coffee and a croissant. The internet connection was a bit low. But all in all its just the small details which did not spoil the impression about the room.
Boiler is limited to 100 liters - means only 10 minutes shower for all the 3 rooms in the place. I had to wait until midnight to shower after my girlfriend took a shower at 18:00. This is ridiculous.

no one answered our calls at the evening.
Breakfast is a joke - croissant and coffe.
