Very very clean. Very helpful and friendly staff. Good value. The hotel is very close to the lake and center of Luino. I would definitely recommend for the budget minded traveler.
For 50 Euro per night, you can't beat how clean the room was and how helpful the staff. Room exceeded my expectations for the price.

Great owner.
The hotel is in a number of old buildings in the city of Luino with very small streets (typical of Italian towns), So parking can be difficult. Furnishings are simple, but very usable. My single room was a bit dark - The windows looked onto an adjacent building.
Be prepared for budget amenities; this is not a fancy place. If you stay there and don't like it, it's likely you wanted higher end lodging, not that the hotel wasn't as described. Luino is not as much a resort town as others on Lago Maggiore.
The room and the facilities were simple, yet decent for the price we paid.
