Location is perfect. They are installing tram lines in the street but it still has access if you are arriving by car or taxi. Its a short walk to Waverly Station and all main tourist attractions can be reached by foot if you like to walk.
Room was excellent, breakfast was great. Did not try the restaurant at night but menu looked good and fairly priced.
Staff were all very friendly and attentive.
A little bit pricey but for a stay during the Festival it was fairly priced compared to other optio

the room was superb, staff were more than helpful,especially the porter who looked after our luggage, plus whilst being unwell on my first night, I rang reception for some blankets and they brought them straight up to my room. We loved everything about the place hotel,the staff were lovely the food was really nice and reasonably priced along with the drinks from the bar.It has a very modern decor but expensive feel to it with gorgeous crystal chandeliers in bar and lounge area.It is very central with everything you need within walking distance like shops pubs and the castle.We had an excellent stay here and would recommend the place hotel to anyone in fact my boyfriends mam and sister have already made a booking! 150

Definitely best choice for Edinburgh. Have stayed at Balmoral 3 times already, and every time was an exceptionally pleasant experience. Love the superb location, warm and welcoming atmosphere, excellently polite and helpful staff, relaxing SPA area. Strongly recommend Number one restaurant for a delicious haute cuisine dinner.. -

I loved everything. With 9 people ranging from 11 to 78 yo, we booked two family rooms and one premium twin. Rooms were clean, furniture new -ish, bright, comfortable. We paid the minimum and got the maximum in comfort with a freely given upgrade. The staff were very welcoming and were pleased that we were pleased. Location! Very easy to find from the train station. Elevator available (although it's soo slow). Free WiFi was very smooth (although only in the common area). Helpful staff, suggested me alternatives of transport and calling a cab for me. Comfy bed, love the comforter. Surprisingly the room is quite sound-proof from the noise from the street. Nice bathroom with handheld shower! Free map provided.

The location on the Royal Mile was perfect for our stay, within easy reach of the things we wanted to do. It was easy to drive too, with easy parking behind the hotel. It was also easy to get out of Edinburgh from this location. With this in mind I will be using this hotel again for future visits to Edinburgh. - Interesting food in Tapas style bar.

reception open 24/7 gave me complete flexibility in my arrival/departure times. Lucien on reception was very helpful and friendly. the room and its en suite shower and toilet were spotless. the bed was comfortable the room was a nice warm temperature. - friendly staffs,warmly bedroom and my friends and i all love this city~people are all very nice
