  Lou and Paul are great hosts who make you feel very welcome. The hotel was very comfortable, good quality bed linen and towels, and the breakfast was excellent. There is free WiFi, tea/coffee making facilities in the room and special treats which we thought were a very nice touch. There is also good car parking which was an important factor for us in choosing this hotel. - Close to the Beach (although there is lots of building work there at present. Very hospitable hosts and extremely helpful. Parking wasnt a problem, free wifi, good location for beach access and a short walk to the shops. Breakfast was fantastic and the rooms are comfortable with good size bathroom and excellent shower. Best B&B in the area and great value.

  I have just stayed here for 2 nights with my son last weekend. On arrival we got a very warm welcome from Jan and Billy, I don't really want to write this review because I want to keep this fantastic Guest House a secret. I have stayed in numerous places in this country and this one is the best. Parking no problem, food excellent and personal choices no problem. Kilburn supplied everything a girl could need for an overnight stay. They even upgraded me with my own ensuite so I didn't have to be seen in a dressing gown, which they even provide! Coffee and cake bar on arrival; bags carried up the stairs. All the other guests said 'good morning'. A good glass of red wine and conversation (if wanted), provided in the bar. Local knowledge excellent. K

  This B&B was a wonderful surprise. Sue and Len welcomed us as if were friends so that we hardly felt we were in a B&B! The house is a lovely Victorian with very large rooms and celings with a glorious view of the Firth of Forth behind the rolling landscape in the foreground. Even the bathroom has a fantastic view.   We were made to feel welcome. Carol took breakfast orders when we arrived even discussing with the children what they would like to eat and how much. Nothing seemed too much trouble. The rooms were beautiful, spotlessly clean, nicely decorated and exceptionally well laid out with plenty of cupboard space had we been making a prolonged stay. Hotel location is very good for rail travellers being a five minute walk from rail station, - Very comfortable, clean room and the owners are lovely, helpful, very accommodating and so friendly. Great being able to park on the street right outside (permit issued by the owners on arrival). Breakfast was lovely, lots of choice. I chose a full English which was cooked to perfection and much appreciated! Would stay here again and recommend it highly.
