I slept at the Americas Best Value Inn Downtown Phoenix for two nights in February 2013. I really liked the nice rooms where you feel very comfortable. would definitively stay here again.
Location is really good, you're 5-10 minutes walk (young couple ;) away of the center of downtown with a lot of options for restaurants, shops & attractions.
You can see they are trying to put new life into downtown Phoenix. It will take more time but it's already worth visiting.
