Location - very close to Ueno station, sauna facilities (I started and
ended every single day in there - they are brilliant), cleanliness, cost
and the "relax" room - basically, a room full of very
comfortable easy chairs with blankets and individual tv to kick back

Great, efficient, very friendly, clean. Note that there isn't wi-fi but there's a computer to use. You can't leave your bag for a while once you'e checked out, but if you're staying multiple nights you can leave it throughout the in-between days, if that makes sense. Still giving this five stars because everything promised was delivered to the highest standard.
