  Staff, cleanliness, proximity to shopping streets and Piazzale Rome. Walking took some 20 mins odd with heavy luggage. Though in the interior streets the location is just very good for budget travellers. Especially this guy called Harry at the reception was too helpful. He picked us up from the streets when we were lost in venice at late midnight ... 别人怎么说 » and checked us in. Overall very good stay - Great location. Quiet yet so close to main area. Easy to get to with instructions initially. Can walk to Rialto, Station and San Marco. Lots of ristorante nearby. Our room was very comfortable & shared bathroom was clean with great water pressure! We could also leave our bags on last day after check out & come back for them. Really appreciated this

  This is an good hotel for a family. The hotel staff was excellent! They really went out of their way to accommodate us. We also enjoyed having a family room as these are hard to come by.   Maria Elisabetta and Rodolfo are a wonderful young couple who take great care of their guests. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants).
