Breakfast was included, but I chose it seeing that another package for the same price was offered w/o breakfast. ??? The room was clean and the bed was very comfortable. Loved the host, she had a wonderful perspective on life which made discussions over breakfast a real treat. The host was also very flexible and happy to accomodate guests at very short notice. The location was great and the house design was very boutique.
