  The rooms are ageing in many aspects but clean and comfortable. The staff were all very friendly and helpful. The location was perfect for my needs with public transport close by. - I liked being able to walk to and from the tennis. I liked being near Fitzroy Gardens.   The room was extremely well laid out, quiet and comfortable. As others have said, the bed was superb. The bathroom was equally good, with excellent light and plenty of space. The breakfast was also good, although the coffee was a bit lacklustre. But there many good cafes nearby. I had an early morning start on a Saturday, and was grateful breakfast was served from 6:30.
